For those seeking some outside fun, look no further than throwing open the large patio doors, cooling off with a paddle in the shallow Harbourne River (as it meanders its way to the River Dart), jumping in the canoe for a trip down river, sitting back and enjoying a glass of something special in the hot tub or sneaking away to a quiet nook in the beautiful mature gardens (including a small island in the river). On cooler days, time to get cosy in front of the log fires, settle down in the snug to watch a movie on the large wall-mounted TV or enjoy a spot of stargazing from the hot tub at night. Whatever the weather, with a large fully-fitted and extensively equipped kitchen, guests can enjoy home cooking in comfort, making use of the Big Green Egg barbeque and eating alfresco on the patio or simply preparing something special to enjoy in the light, spacious dining area.

With versatile living accommodation, attractive gardens and outside facilities, as well as an enviable riverside position with three popular countryside pubs all within approximately half a miles walk, Bow Bridge House really is the ideal place for extended families, sharing friends or even smaller groups to come and relax at any time of the year.

Bookable alongside either 3 Bow (sleeping up to 10 in total) and 2 Bow (sleeping up to 12) or all together sleeping a maximum of 14. Please note this property is not suitable for stag and hen parties.

Ground Floor:
Rear door to entrance hallway with bench seat, coat hooks, stairs to first floor and front door leading to front garden.
Snug/TV room with large L-shaped sofa, log burner, 85 inch wall-mounted smart TV and desk and chair.
Main sitting room with three 2-seater sofas, log burner, smart TV, DVD player, Bluetooth speaker and door leading to the kitchen.
Kitchen with Falcon gas range cooker and hob, large fridge/freezer, washer/dryer, dishwasher, microwave, kettle, toaster, Nespresso Magimix coffee machine, small table and 2 chairs and doorway leading to dining area and daytime sitting room.
Dining area and sunroom with table and chairs for 8, one 3-seater sofa, two armchairs, rocking chair, built-in Sonos Bluetooth system (latest Sonos app required for use, system in kitchen and speakers in sunroom), French doors to balcony, door to downstairs cloakroom and large patio doors leading to rear patio and garden.

Large rear paved patio with table, chairs, Big Green Egg barbecue and hot tub. Spacious rear garden (fully enclosed) with mature trees, plants, summer house and stream running down the side with small island in the stream.

A Canadian canoe for use at own risk (life jackets provided).

Please Note: The canoe is provided on the strict understanding that it is used at the guest's own risk and that life jackets (which are provided and located in the summer house, adult and child ones) must be worn at all times. Parking:

Parking for up to 4 vehicles.

There is a Myenergi Zappi eco-smart EV charge point Type 2 on site (can be used on any car with type 2 charge socket). Please refer to EV Charging Connector Types and Speeds | www.myenergi.com/product/zappi-ev-charger - for charging power and charging speeds.

Additional:

• Included: Bed linen and towels (guests must provide their own beach/dog towels), central heating.
• Internet and Telephone: Wi-Fi. There is no landline telephone available and mobile reception is generally fair/poor (please check with your provider prior to booking) but it is recommended Wi-Fi calling is activated to help overcome this.
• CCTV: Please this property has a ring doorbell (only activated when pressed and no recording takes place). There are also exterior cameras covering the river and courtyard for flood monitoring purposes (no interior or leisure spaces recorded).
• Pets: Two well-behaved dogs welcome, including service dogs. Please keep dogs downstairs and off the furniture and please try to keep barking to a minimum out of consideration for other guests and neighbours. Please ensure you clean up after your dogs and dispose of any waste responsibly. Please do not leave dogs unattended and kindly note that any damage caused by dogs will be chargeable. Pet charge £30 per dog, per week.
• Electric vehicles: Electric vehicle charging possible (See parking section for details). £50.00 charge per vehicle per week.
• Short Breaks: Short breaks are available in the low and mid season excluding school holidays. 
• Local Facilities: Pubs: The Maltsters Arms 500 meters; The Watermans Arms 100 meters; The Durant Arms at Ashprington 0.5 miles. Village shop and fuel station with Premier shop at Harbertonford (2.5 miles).  Supermarkets and wide range of facilities at Totnes (3 miles) and at Dartmouth (8 miles). Boat and kayak hire in Dittisham, as well as Anchorstone Cafe (3.5 miles). Beaches at Blackpool Sands (9 miles) and Broadsands (11 miles).
